Tips to help you manage your rental property if your tenants are on holiday

With the school holiday looming many families will be preparing for their summer holidays away. If you manage your own rental property, here are some simple tips that you can share with your tenants to ensure the safety and security of your property (and their home) over the holiday period.

  1. Security
    Double-check that all windows and doors are securely locked. It’s worth locking bathroom windows open to ensure some natural flow of air to reduce the build up of humidity and mould. If your windows have trickle vents, it’s sensible to keep these open to help reduce condensation.
  2. Set Alarms
    If your property has a security system, it should be activated before you leave. It’s also worth notifying your friendly neighbour about your departure so that they can keep an eye on the property in your absence and collect those late Amazon packages left on your doorstep. Remember to give them your contact number in case of emergencies.
  3. Lighting
    We recommend using timers or Wi-Fi controlled lighting to give the impression that someone might be home. There are some good products available. We use Tapo Wi-Fi controlled plugs that enable us to switch lamps on (and off) from our phone wherever we are and set timers. If you’ve got a Ring doorbell camera or similar then these can be really useful to check activity and ward off any would be intruders.
  4. Unplug Appliances
    Unplugging non-essential electronics and appliances will save energy and reduce the risk of electrical issues. Remember to keep your router plugged in if you want to control your Wi-Fi plugs and access your doorbell camera.
  5. Secure Valuables
    If you are not taking all your valuables with you then ensure they are secured and hidden in a safe place that’s going to be really difficult to find for an intruder. Avoid displaying expensive items that can be seen from outside.
  6. Adjust Thermostat
    Don’t turn the heating off completely, but do turn the thermostat down to save energy. Modern thermostats and Thermostatic Radiator Valves (TRVs) have frost settings that will ensure the water in the pipes doesn’t free. Double check smoke detectors and carbon monoxide detectors are working correctly.
  7. Empty Dustbins
    Remember to empty dustbins and put them out ready for collection.
